Am I eligible for an Unloan home loan?

We keep things simple, so let’s start with the basics. If you tick the boxes below, there’s a good chance we’ll be a good match.

About you

To apply for an Unloan home loan, you’ll need to:

  • Be 18 years or older

  • Live in Australia

  • Hold a valid Australian driver licence or Australian passport

  • Apply on your own or with one other co‑borrower (up to two borrowers total)

Your credit history

You’ll need a good credit history to be eligible.

If you’re unsure where you stand, it’s worth checking your credit report before applying. You can do this directly with Equifax, Illion or Experian, or through other third‑party services. Fixing any issues ahead of time can help avoid surprises later.

Your income

You’ll need to receive regular income paid in Australian dollars and be able to verify it.

This can include:

  • PAYG income

  • Casual or variable income

  • Self‑employed income

  • Certain additional income sources

We’ll ask for documents like payslips and bank statements to confirm your income. You can check exactly what we accept on our income verification page.

Your property and loan

You can apply with Unloan if you’re:

  • Buying a home, or

  • Refinancing an existing home loan

Here’s what we look for:

Loan‑to‑value ratio (LVR)

  • Refinancing: up to 80% LVR

  • Buying a home: up to 80% LVR

In some cases, depending on the property type or location, your LVR may be capped at a lower percentage.

Note: If you’re eligible for the First Home Buyer Grant, those funds can’t be used toward your minimum deposit. Your conveyancer can help you work out the best way to structure this.

Loan amount

  • Borrow between $10,000 and $10,000,000

  • Your total borrowing across all Unloan loans is capped at:

    • $10,000,000 without LMI

    • $3,000,000 if any of your existing loans require LMI

Upfront costs

You’ll need to be able to cover upfront costs related to your loan.

If you’re buying a home, this may include:

  • Stamp duty

  • Pest, building or strata reports

  • Legal or conveyancing fees

  • Mortgage registration fee

  • Land tax and title registration

If you’re refinancing, this may include:

  • Mortgage registration fee

  • Exit or break fees from your current lender

Our calculators can help you estimate what these costs might look like.

A few important things to know

At the moment:

  • We don’t offer construction or off‑the‑plan loans

  • We don’t support guarantor loans
